Mortgage Brokers work for consumers, but are paid by the Lender where the mortgage is placed in almost all situations. More and more consumers are using Mortgage Brokers, as many as 44% according to a recent CMHC Survey.

A fee may be charged to arrange a mortgage if the borrower has bruised credit or if the property does not meet normal Lending guidelines. Commercial Mortgages almost always require the borrower to pay the Broker.  In any event, you should be made aware of all fees being charged befor eyou sign a mortgage commitment.
